Who can live at smartments student?
smartments student is aimed at students and trainees.
How is the apartment equipped?
The apartments are furnished to a high standard and usually include: bed with mattress (usually 100×200 cm), desk and chair, shelves, wardrobe, coat rack with mirror and lighting, bathroom with shower and toilet, kitchenette with two ceramic hobs, microwave, refrigerator with freezer compartment, sink, lighting and storage space, doorbell with intercom, high-speed internet access and TV connection. Please note that there may be variations in the facilities depending on the location, especially in state-subsidized residences.
What does “all-inclusive rental price” mean?
The all-inclusive rental price includes all operating costs such as electricity, water, heating, and high-speed internet.
How central is the apartment located (public transport, shopping facilities)?
All student housings are located closely to public transport & supermarkets are within walking distance.
Are there any barrier-free apartments?
Yes, every building has barrier-free appartments. Please contact us for more information.
What communal areas are there?
It depends on the location: (roof) terraces, study rooms, lounges, communal kitchens, music rooms, laundry and drying rooms.
Are there basement storage units or storage facilities?
Yes, just ask your host or tutor on site.
Is there parking available for cars or bicycles?
Bicycle parking spaces and repair stations are available. Parking spaces or underground car parks are only available in some buildings.
Are pets allowed?
How many people are allowed to live in the apartment?
Our apartments are designed for single occupancy only.
Is there free WiFi in the apartment?
Yes, every apartment has free WIFI.
Are the apartments air-conditioned or heated?
There is no air conditioning, but each apartment has central heating.
Can I bring my own furniture and remove the existing furniture?
Are there workspaces or desks for studying in the common areas?
Yes, there are study rooms and communal areas in the kitchens.
How many people share a bathroom/kitchen?
Every apartment has its own bathroom or kitchen.
Is there a reception or 24-hour service?
There is no reception. Hosts offer consultation hours, and the online team is available daily. A 24-hour security service is available.
How secure is the building (access control, video surveillance)?
Access is only granted with regularly changing door codes or key cards. CCTV is in place in public areas.
How much is the monthly rent?
You can find the exact rental costs for each room category on the website.
How is the rent paid (e.g. direct debit, bank transfer)?
You transfer the first month’s rent to us, after which we will collect the rent from your account via SEPA direct debit mandate.
What do I do if I don't have a SEPA-enabled account?
Since you are transferring the first month’s rent, you have up to two weeks after the start of the tenancy to open a SEPA-compatible account.
Am I allowed to have visitors?
Yes, you may have visitors in your flat at any time.
Booking & moving in
How can I apply for a place in the student residence?
You can apply directly using the enquiry form. After selecting the location, you will be redirected to our booking portal, where you can register and send us your application. Please note that we only consider applications that contain all the necessary information and documents.
What documents do I need to provide?
A valid copy of your identity card/passport/VISA, certificate of enrolment/training certificate/school certificate/internship contract. In individual cases, you may be required to provide us with a current registration certificate (not older than 14 days).
Is there an application deadline for the residence?
3 months in advance.
What is the minimum/maximum rental period?
The minimum rental period is 6 months, the maximum duration is 12 months per contract. 3 months before the end of the rental period, you will automatically receive an offer to extend.
I am a minor, can I still move in?
Yes, you are also welcome to live at smartments student. However, the rental contract will then be concluded with a parent or guardian.
Can I view my room before the contract begins?
Viewings are generally difficult for us to arrange, as all apartments are rented out and we are dependent on the tenants. However, you can get an idea of the property.
When can I move in?
You can move in at the earliest when the contract begins. Requirements: signed rental contract with cancellation policy & SEPA direct debit mandate, as well as payment of the first rent & deposit no later than 14 days before the start of the rental period.
How does the move-in process work?
You book an appointment in advance on the day you move in. One of our hosts or tutors will welcome you, show you around and fill out the move-in report with you.
How can I book an apartment (online, by telephone, etc.)?

What payment methods are accepted?
You can pay the deposit and administration fee by instant bank transfer, credit card or PayPal. The rent must be paid by SEPA direct debit.
Are there discounts for longer stays (long-term rentals)?
Depending on whether you sign a 6-month or 12-month contract, the administration fees and final cleaning costs will be reduced
Are there cancellation policies or flexible booking options?
Cancellation is free of charge for 14 days after signing, in accordance with the Distance Selling Act. After that, we charge a processing fee of EUR 400. Subsequent changes to the contract are not possible, and a new application is required.
Where do I book a move-in date?
You can book it in online.
How does check-in work (reception, key box, etc.)?
You book an appointment online in advance on the day you move in, and a host or tutor will welcome you and go through the move-in checklist with you.
How many people share a bathroom/kitchen?
Every apartment has its own bathroom or kitchen.
When will the flat be available on the day of arrival?
From 8 a.m., please arrange a move-in date online.
Is a deposit required? If so, how much is it?
Yes, you can only move in if you have transferred your deposit of EUR 1,500 (Germany) or EUR 1,080 (Austria) and your first month’s rent to our account two weeks before the start of the contract.

Are there house rules?
Yes, please refer to your rental agreement for this information.
Is there internet or WiFi in the student housing?
Yes, every tenant has their own internet access. Internet costs are included in the rent.
Are there washing machines and dryers? How are they used?
Each house has a laundry room with washing machines, dryers and clothes racks. Payment by card at the on-site machine.
Are there any items available for hire? (e.g. vacuum cleaner, iron, etc.)
The items available for hire vary depending on the location. We offer vacuum cleaners, mop sets, irons, table tennis bats, etc. Please ask our host on site for more information.
How are the communal kitchens equipped?
Our communal kitchens are equipped with a functional kitchenette. This includes a hob, an oven, a fridge with freezer compartment and a dishwasher for shared use. Please note that crockery, cutlery, pots and pans are not provided – so please bring your own kitchen utensils.
Are visitors or overnight guests allowed?
Yes, provided you are accommodating them in your flat.
Who is my contact person in case of problems (e.g. caretaker, administration)?
All houses have a host and a tutor whom you can contact in person or online.
Where can I find current information and notices (e.g. repairs, dates)?
There is a notice board in every lobby with all relevant information.
How can I officially change my address (residents' registration office)?
You will need a confirmation from your landlord (AT: Meldezettel), which you will receive when you move into the flat. In Germany, you have a maximum of 14 days to re-register, in Austria 3 days.
What do I do if something breaks in my apartment?
Contact your responsible host or book an appointment with the technician directly online.
How can I reach the emergency service outside office hours?
The number is posted on the office door and on the black bed in the lobby. General enquiries to the online team.
Can I sublet my room, e.g. during a semester abroad?
Only with written permission. Request via email to the responsible contact person. Unauthorised subletting = breach of contract.
Is cleaning included in the price? How often is cleaning carried out?
No. You are responsible for cleaning your flat yourself and are also contractually obliged to do so.
Is there a linen change (bed linen, towels)?
No, you must bring your own laundry and towels.
Is there a cleaning service available on request (e.g. extra cleaning)?
There is no cleaning service.
How does waste separation work at smartments student?
Each tenant is responsible for separating their own waste and undertakes to dispose of it in the prescribed manner.
What happens in the event of rule violations or conflicts with flatmates?
Conflicts are resolved among the residents. In the event of a breach of contract, the tenancy agreement will be terminated without notice.
Moving out
Can I move out or terminate my tenancy during the semester?
Yes, if you provide us with proof of your de-registration from university or your employer. The additional costs specified in the contract will apply.
Will I get my deposit back in full when I move out?
If the property is handed over in good condition, the deposit will be refunded in full. Repair costs will be deducted if necessary. The refund will be made approximately 8 weeks after the end of the tenancy to the account specified by the tenant.
Where and when do I book the appointment for the preliminary inspection (move-out)?
The preliminary inspection must always take place approximately 2 weeks before moving out and must be booked online.
What do I need to bear in mind when moving out?
Notice of termination must be given 3 months before the end of the month (exception: minimum rental period or fixed-term contract). Notice of termination must be received by the 3rd working day of the month at the latest. You will then receive confirmation of the end of the rental period.
How does the check-out process work?
14 days before the end of the rental period, a preliminary inspection will be carried out with the building technician. On the day of return, a final inspection will be carried out with the handover of keys and a report.
